Maintaining a healthy lifestyle in Brooklyn will soon be easier.
Life Time, which runs wellness and fitness clubs around the country, has just leased a new space in Brooklyn — marking its latest NYC location after opening in Manhattan in 2016.
The company leased 77,000 square feet in the full-block, 1.1 million-square-foot building known as the Front & York project (rendering, right). When Life Time opens there in 2022, it will occupy multiple floors that will feature an expansive fitness center, a regulation-sized basketball court, a LifeSpa and salon, its healthy Lifecafé and its Life Time Kids Academy along with other amenities.
The three-acre project in Dumbo Heights is rising on the former Jehovah Witness-full block at 85 Jay St. and bounded by Fulton, York and Bridge streets.
Designed by Morris Adjmi Architects and now under development by CIM Group and LIVWRK, the nine-story base and four residential buildings will surround a 25,000-square-foot park designed by Michael Van Valkenburgh Associates.
Project amenities will include a club-like pool area, plus wine rooms and private dining.
Its four towers will have 728 apartments ready for mid-2021. Two towers will split 408 one-to-four-bedroom condos, with two lower-rise buildings splitting 320 market rate rentals. All will have their own lobbies.
The resort-like Life Time prides itself on offering a luxurious, country club-like experience.
Life Time already has an outpost at Sky on West 42nd Street and will also open at One Wall Street, where the deal took first prize as the Real Estate Board of New York’s retail deal of the year for all its brokers.
The Dartmouth Co.’s Joe Mastromonaco and Fritz Kemerling won that prize and handled this deal for the fitness company, while CIM Group’s in-house team handled its own negotiations.
Kushner Cos. held a small stake in the original purchase from the Jehovah Witnesses, but to consolidate their holdings, sold it back after Jared Kushner went to work at the White House.
